Buyer Seller Guide Purchasing a property can sometimes be a difficult procedure. However, there are some guidelines which can help you through this process.

| 1 | Unless you are a first time buyer you will probably be selling your present home. We can do this for you by utilising our comprehensive selling service which includes:

| 2 | Be sure to apply as soon as possible for your mortgage. |
| 3 | It is important that you consult with your Solicitors as soon as possible. They will have to make various enquires and searches on your intended purchase. If you are selling a property, your solicitor will have to obtain your title deeds and this alone can take up to three weeks. |
| 4 | At this stage it is a good idea to make a list of all the fixtures and fittings that you have agreed will be included in your sale or purchase. Purchasers will need a valuation of the contents inserted into the contract for stamp duty purposes and we can provide an approximate value for this. |
| 5 | Assuming you have found the property you desire, you will now be required to pay a deposit either to your Solicitor or to the Estate Agent. A mutually convenient date for completion will also be agreed at this stage between the Vendor and the Purchaser. |
| 6 | Completion usually takes six to eight weeks after signing of the contracts. During the intervening weeks the Purchaser's Solicitors are very busy investigating the Vendor's title deeds, making additional searches, preparing the conveyance/transfer and mortgage deeds, reporting on the title to the Building Society/Bank and obtaining the mortgage cheque whist arranging for all necessary deeds to be signed, and finally, preparing a completion statement and obtaining the balance of the moneys required to complete to complete by the Purchaser. The Vendor's Solicitor will be involved in dealing with the Purchaser's Solicitor's requisitions on title, obtaining the redemption figure from the Vendor's Building Society/Bank, liaising with the Selling Agents, approving the draft conveyance/transfer deed and preparing a completion statement for the Purchasers Solicitor. |
| 7 | Just before the completion date your solicitor will prepare a completion statement which will show you exactly how much they require from your behalf. It will contain the balance moneys which are to be paid by you, their own legal fees and disbursements, stamp duty and land registry fees, where appropriate. Please ensure that your solicitor has such moneys seven days before actual completion. |
